We’re delighted to announce that AS Retail acted on behalf of STRONG Pilates on their new 3,000 sq ft site at Charter Quay, Kingston upon Thames which has now signed and fit out commenced.

STRONG are one of the most exciting boutique health and fitness brands globally right now with a worldwide roll out underway. They are more than just Pilates, it’s a unique instructor-based workout experience that fuses Pilates, Cardio and Strength all into one full body burn, all set within a very cool studio environment.

More information on the brand can be found on their UK website www.strongpilates.co.uk and their entry into Kingston further strengthens the leisure and wellness offering in the town. This marks STRONG Pilates’ 14th UK studio with other locations including Wandsworth, Fulham, Ealing, Oxford, Brighton, Nottingham and Birmingham.

Jetts Steps Into East London

The newest Jetts Fitness club has officially opened on Mile End Road, Stepney Green in East London – the first club to open in East London and 25th UK wide.

The highly impressive 8,000 sq ft facility is set over ground floor, mezzanine and lower ground floor, showcasing the very best of the Jetts offer, featuring world-class equipment, expansive functional and strength training zones, and the popular J-Series fitness classes.

Andrew Shepherd, director at AS Retail who conducted the negotiations on behalf of Jetts  commented “As with all Jetts clubs, they are designed bespoke to the location and to complement the specific features of the building whilst remaining on brand; there is no ‘cookie cutter’ approach and the design team have excelled themselves in creating the perfect environment to fit this space. We wish the club owners Kevin & David every success with this their third club and the brand’s first opening in East London.”

With the West Ealing club in build out, Stratford and Nailsea clubs exchanged plus works due to start on another four more clubs in the next month, including the first Jetts in Wales, plus more in the pipeline it’s going to be a busy H2 for Jetts but we are still actively seeking further opportunities of between 5,000 and 10,000 sq ft. Priority locations include Greater London, the Home Counties, the South East, the M4 Corridor, the East and West Midlands, and Yorkshire. Sushi comes to Salisbury

Acting on behalf of the landlord, AS Retail have successfully re-let the former Shuropody in Salisbury to catering brand IRO Sushi.

Nestled between M&S and Pret on New Canal and forming part of the Old George Mall ownership, the unit comprises approx. 1,000 sq ft ground floor with a first floor area which will be converted for extra seating.

IRO are the 5th occupier to join the scheme in recent weeks following hot on the heals of Rituals and Skechers who have taken prime retail units as well as independent brands Susbu Café and Fluid Barbers who have taken kiosk units at the High Street and Catherine Street entrances respectively.

Established in 2014, IRO Sushi now have over 30 units and has built a strong reputation for bringing fresh, made-to-order Japanese cuisine to local communities across London and the South of England.

This location is ideal for a catering brand being close to the entrance to Old George Mall, other complementary occupiers such as Pret, Greggs and Costa as well as being next to the bus stops with a high density of footfall. Ascot Strikes Gould!

Acting on behalf of a long-standing Institutional client, AS Retail are pleased to confirm that we have concluded a lease on Ascot High Street to Gould Barbers.

Gould are one of the leading barbering chains in the country operating for some 25 years and approaching 50 salons. They have taken a new long-term lease on the former Cliff Roe Sports at Unit 3, 49 High Street close to Costa, Tesco Express, Guinot and a host of other independent brands with a ground floor sales area of approx.. 860 sq ft and a mezzanine of circa 200 sq ft.

We received a lot of interest and a number of offers but felt Gould, being such a professional and respectable brand, would be the ideal fit for the space and would complement the other uses in our ownership and the town generally.”

Poppy’s arrives in Raynes Park

We are delighted to have advised our clients Poppy’s on their second high street space on Coombe Lane in the lovely London neighbourhood of Raynes Park.

Following the success of their East Sheen branch which opened in 2024, we were instructed to secure a space that reflects their modern, open approach to the funeral sector. This former café, totalling c 950 sq ft sits close to the station on the busy high street parade and provides the perfect community setting for them to continue their growth. A Salisbury Ritual

We are thrilled to share that the global beauty brand Rituals have opened their new store at Old George Mall in Salisbury.

Rituals started in Amsterdam in 2000 and has grown into a worldwide leader in its field, operating in over 33 countries. The fit-outs are amazing and in store you will be able to find a variety of high-end body, bath and home products.  It will be a great addition to the tenant mix in the centre and to Salisbury itself.

Having acquired the corner entrance of the scheme at New Canal they frame the centre fabulously with Pret on the other corner. We have more openings planned shortly including global footwear brand Skechers but do have spaces for brands to join the line-up’.

Jetts flying into 2026

We are very excited to see that our clients Jetts Fitness have opened their latest club on Kirkstall Road, Leeds.

They have taken a new long term lease on the former Coach Gym adjacent to Asda. With 24/7 opening hours and free parking plus the great fit out, superb equipment and fantastic vibe it’s already proving to be major hit with the local population, some of whom have been calling it the best gym in Leeds on their social media posts.

With 23 gyms now open in the UK and the new club in Harlesden (London) in the final stages of fit out, plus many more in the pipeline, we are proud to be supporting Jetts to expand their estate nationwide.

Central London Letting

We are delighted to welcome quality home wear brand Feather & Black to Tottenham Court Road.

Acting on behalf of Danish furniture and lifestyle brand BoConcept, we at AS Retail have advised jointly with the team at Kenningham Retail in securing a sub-letting of surplus prime retail space adjacent to the UK BoConcept flagship store on Tottenham Court Road to Dreams, to trade as their Feather & Black concept.

The surplus space was previously occupied by HSBC and more latterly Sleep 8. Totalling c 2,500 sq ft over ground floor only we are delighted to have secured Feather & Black who will be an excellent neighbour to BoConcept.

Terms were agreed for a co-terminus sub-lease and the new store opened just before Christmas.

Jetts arrive in Lichfield

We are excited to announce that our clients Jetts Fitness have opened their new club in the lovely Staffordshire city of Lichfield.

Located at Lichfield Retail Park immediately adjacent to Wickes and Pets at Home, the unit totals c 7,225 sq ft. Within the incredible fit out there is state-of-the-art gym equipment from partners such as Wolveson, Drax and Hoist as well as a sprint track and cardio zone. They will also hold Reformer Pilates classes which is the first in the Jetts UK estate.

Jetts are one of the global leaders in health & fitness with their affordable boutique fitness model now having well over 20 clubs in England and a strong pipeline of new openings in place for 2026.

A Slice of Greggs in Farnborough

We’re excited to confirm the news that Greggs have recently opened its doors in their new and improved shop on Queensmead in Farnborough.

Greggs have relocated two doors up from their old store at 68 Queensmead to 62-64 Queenemead which is circa 2,200 sq ft and is double fronted, increasing the prominence of the store and allowing them to bring in more covers for eating in.

The store was previously occupied by Shoe Zone who recently relocated and upsized themselves into c 4,000 sq ft opposite; another AS Retail deal.

The old Greggs has already been let to a male grooming salon and barbers salon with their fit out due to commence imminently.

Andrew Shepherd, director at AS Retail who advised the landlord on all three lettings commented “We’re really pleased to see the new Greggs open and trading, it looks fabulous and is the ideal backfill for the former Shoe Zone. Over the last few years we have worked hard to improve the tenant mix on this parade which benefits from a very low service charge and has remained a strong pitch in terms of footfall and tenant performance, whereas the two shopping centres in the town have their struggles. The parade is now 100% let but we potentially have some asset management initiatives in 2026 so please do contact me to discuss any requirements for the town. ”
