Loungers opens in Egham

AS Retail are delighted to announce that Liberto Lounge opened its doors at the fantastic Magna Square development in Egham yesterday.  The restaurant totals approx. 3,300 sq ft with external seating and has an extended frontage to the traffic free boulevard of approximately 85ft (26m). It sits adjacent to the shortly to open four screen Everyman Cinema and opposite Unit B1 which remains available to lease.

Loungers, and their sister brand Cosy Club, have over 160 restaurants nationwide with each of the restaurants has a homely and relaxing environment, wholesome comfort food and an affordable all-day menu, catering for locals and visitors alike.

Complex Renewal Completed

Acting on behalf of a private landlord client, AS Retail have successfully concluded a complex lease renewal with Pizza Express at 39 High Street, East Grinstead.

The building is arranged as a ground floor restaurant with rear extension to provide additional seating, supplementary external seating area, self-contained upper parts and parking spaces to the rear.

As a team we have provided ongoing advice to our client since 2019 when were first instructed to assist them. As well as working through complex lease and valuation matters revolving around the age of the previous lease, the duration since certain tenant’s improvements were made and a lack of direct comparable evidence, we’ve also had to navigate both the tenant’s CVA and of course the Covid pandemic during the period of instruction.

We are delighted therefore that Pizza Express have been secured for a new 15 year lease on the whole building at a rental 15% higher than the previously passing figure.

Ivy Asia opens in Guildford

We are absolutely thrilled to announce the opening of the new, stunning Ivy Asia restaurant in Tunsgate Quarter, Guildford.

This restaurant, arranged over two levels with fabulous views over Guildford Castle, is situated on the prominent corner of Tunsgate and Castle Street, adjacent to their existing 9,800 sq ft restaurant which has been a huge success since opening in 2017.

Upon entering the venue, the breath-taking interior stands out with its pink and green semi-precious stone floors, sweeping staircase to the main restaurant level and, standing in the centre of the room is an amazing ornamental cherry blossom tree which hangs over part of the seating area.  It is a wonderful space to relax and enjoy the Asian, mouth-watering culinary delights on offer.

Gong Cha Scores a Hat Trick

AS Retail are excited to announce that last week our clients, Gong Cha, opened its latest outlet in the Royal Borough of Greenwich. The unit totals 1,400 sq ft and sits adjacent to Tesco Express on Creek Road, close to the eclectic covered market and Cutty Sark DLR Station.

Gong Cha are also scheduled to open their next site in Nottingham shortly – situated as part of Exchange Arcade the unit is duel fronted facing Primark and the busy pitch of Long Row, close to prime Clumber Street. Our clients are also about to begin fitting out their third store of the year in Leeds where they have acquired the former Caffe Nero on Merrion Street, being the prominent unit at the entrance to The Merrion Centre.

Gong Cha was founded in 2006 and they are today one of the most recognised bubble tea operators in the world with over 1,500 stores globally.

Welcome Hugo

We are delighted to welcome Hugo Mackichan to the AS Retail team.

Hugo joins from Rendall & Rittner having completed the undergraduate Real Estate course at Oxford Brookes University in Summer 2021.  He will be working alongside Andrew and Tim in assisting them to deliver our continued high-quality service to our clients across our portfolio.
